HOW WE DO IT

Pellerin & Salomon uses its depth of knowledge and experience in the retail real estate market to identify relevant opportunities, evaluate the project's feasibility, and manage the development lifecycle from construction to full lease up of the center. The company uses a combination of their inhouse team, a dedicated core group of consultants to successfully bring projects from inception to completion. Consultants include real estate brokers, attorneys, engineers, architects and contractors. The team is selected based on size of project, location, type and tenants.

How We Do It
  • Identify: P&S partners with local market consultants to identify viable sites in strong retail markets. P&S also leverages its vast industry relationships to identify national and regional tenants with a potential interest in the market and/or site.
  • Evaluate: P&S conducts all necessary due diligence pertaining to planning, budgeting, finance, leasing, design and construction.
  • Lease: P&S has widespread retail contacts and uses a combination of in-house leasing and local market leasing consultants.
  • Finance: P&S has several strong lending relationships. Based on characteristics of each project, P&S selects the appropriate finance team.
  • Construct: P&S works with their engineer, architect and contractor to design and construct a quality retail center that compliments the surrounding projects within the time frame and budget of the development.
  • Manage: P&S focuses on the management of all their real estate assets. P&S is involved in the ongoing leasing, property management, asset management and disposition, if required.
